Greenwich Sites
The three sites, located at Susan Rd and Felixstowe Road in the Royal Borough of Greenwich,  are being developed with London Community Land Trust (LCLT) who are supporting a volunteer-led group focused on developing affordable homes for the community, by the community.
The development is a mix of two to three storey residential units, providing permanently affordable homes along with enhanced public spaces and landscaping: offering opportunities for planting, food growing, seating, and community gatherings.
The sites share common challenges – all are geometrically constrained garage sites, and lie above buried culverts passing underneath the plots. Simple Works have collaborated closely with the design team and the affected third parties (Thames Water and the Environment Agency) to develop a sensitive proposal which responds to these constraints without compromising the design.
The structures will be of traditional masonry construction, with timber engineered joist floors to efficiently provide open and flexible internal spaces. The various interfaces and junctions within the structure have been coordinated with the architectural detailing in order to meet Passivhaus standards.
