Carpenters Meanwhile Strategy
The Carpenters Estate regeneration programme is a significant urban renewal project set to deliver over 2,000 new homes in Newham over the next 11 to 15 years. Covering an area of approximately 10.5 hectares, the estate has several spaces earmarked for temporary uses, including the existing TMO building and area directly adjacent to it. The site occupies a prominent position on the edge of the Carpenters estate, acting almost as a gateway to the wider estate. The total area of the site is around 2,000 m². 
The aim of the project has been to preserve as much of the existing structure of the TMO building and garages as possible to limit the requirement for new materials. Coupled with this has been a heavy focus on maximising the use of reclaimed materials and understanding better the procurement routes to achieve this.
New accommodation on the site is planned as follows:
- Two new, two-storey buildings (New Build A and B)
- An additional storey on part of the TMO building, along     with the 
conversion of the roof into a terrace and accessible space
- Conversion of two garage blocks into office space.
Coupled with the aim of maximising the use of reclaimed materials has been a focus on utilising timber wherever practical to reduce the embodied carbon.
As the site is intended as a meanwhile use consideration has also been given to the end of life to ensure materials can be extracted and reused as simply as possible. This has meant limiting wet trades, working with the Architectural team to standardise elements of the design where possible and ensuring connections are reversible.
